Architectural Design, New Homes, Renovations, Additions, and Restorations

      As a full service General Contractor we have the experience, the craftsmen, and the equipment to see your project through to a successful completion.  We offer complete Design-Build solutions for our customers. From choosing a home site, designing your new home, and through the entire building process I work directly with you to create the home of your dreams. For now over 30 years we value our reputation of constructing top quality, environmentally friendly, and "remarkably affordable luxury homes".  

     We have designed and completed well over 150 fine custom homes, additions, and major restorations projects on the shores of Lake Winnipesaukee, and the surrounding Lakes Region of New Hampshire since 1981. These projects fall into all categories, styles, price ranges, and sizes, from cozy cottages to water front estates, as well as additions, renovations, and restorations. What does not vary is the quality and value of our craftsmanship, and the personal service that goes along with each of our projects.    

     Some of our customers for various reasons decide to use the traditional Owner-Architect-Builder relationship, often they have worked with a particular Architect on a previous project, or they like the design style that they create. We are happy to use this relationship and provide construction and management services for these projects.  In addition we are always available to provide technical direction on our local construction techniques and practices.


The Enviroment and Energy

     Energy efficiency and environmental impact are at the center of all our design and construction techniques. We employ and extend LEED (Leadership in Energy and Environmental Design) in all phases of our projects.

     Construction by its very nature disturbs the environment, and our projects are often located in very sensitive areas.  It is always my goal when designing a home, and the goal of my team when building a home, to harmonize with the existing environmental site conditions, and most importantly to take care to minimize any unnecessary impact on the site. Daily inspections are made to assess the impact of the construction on the home site and the surrounding area, and to take any required corrective action to improve the conditions and reduce the impact.

     We have developed, tested, and employ many advanced construction techniques and energy saving systems in our homes. Operation and maintenance costs of a home are significant these days. Our use of hybrid dual fuel HVAC systems, LED lighting, and Sustainable Forest Products, significantly reduce these costs, and reduce the carbon foot print of our homes.

     Our advanced Energy Shell System tm   system provides one of the  most energy efficient thermal envelopes being used in wood framed residential construction today. This system creates a continuous thermal envelope from under the basement floor, to the peak of the roof.

     The walls of a home often make up the largest surface area, and thus allow the greatest energy lose by both radiant heat lose and air infiltration. An integral part of our Energy Shell System tm  is our Thermal Break Wall System tm,

 a highly cost effective passive construction technique, which provides additional insulation, eliminates thermal bridging to the wall studs, at the same time it significantly reduces air infiltration and interior noise levels.

     Energy use testing was conducted during January on a recently completed 4500sf waterfront home designed and built utilizing our complete Energy Shell Systemtm. During the January test period this  home required less than 30,000 BTU's of energy per hour, with an average outside temperature of near Zero degrees. At current energy prices this converts to an approximate cost of only $.75 cents per hour for heating this home during the coldest portion of the heating season.  This testing shows our complete Energy Shell Systemtm coupled with our dual fuel HVAC systems is significantly reducing both the long term operating costs, as well as, the environmental impact of our homes.

     As part of our sustainable environmental impact initiative, we are providing training to other builders in the New England area on these highly cost effective advanced energy saving construction techniques.


State and Local Permitting

     There are constant changes being made to state and local laws, as well as, town zoning regulations that effect land use and home building. In order to stay abreast of the current permitting requirements for our projects, I continually review and follow the changes to the laws, rules, and regulations that will impact our projects now and in the future.

     Permitting on most projects and especially on waterfront projects has become a significant and often time consuming process. Often several state and local permits are required for all construction projects these days.

We work directly with a highly experienced team of local surveyors, engineers, and soil scientists to streamline the permitting process to acquire all of the necessary permits prior to the start construction for each of our projects.


Site Development

     As an integral part of our construction services, we offer complete site development, excavation, and septic installation services with our own fleet of trucks and heavy equipment.

     Site development is often the largest budget item in a construction project. By providing these services in house we significantly reduce the cost, and optimize the scheduling of excavation, sepitc install, and preperation for landscaping.
